第六条交付期限乙方应在收到该房屋全款之日起日内将该房屋产权证交付乙方,第七条乙方逾期付款的违约责任,自本合同约定的到期日第二日起至实际付款之日止,按月计息。
    

2。逾期不履行的,视为乙方未履行本合同。届时,甲方有权要求乙方承担违约责任。
    

(1)本合同终止时,乙方应按累计应支付金额的百分之十向甲方支付违约金,当甲方实际经济损失超过乙方支付的违约金时,实际经济损失与违约金的差额,由乙方赔偿。
    

(2)乙方按%支付违约金,并继续履行合同。第八条甲方逾期交付房屋的违约责任。除不可抗拒的自然灾害等特殊情况外,甲方未在本合同第六条规定的期限内将该房屋交付乙方使用的,乙方有权按已付价款向甲方追偿违约利息。自本合同规定的交货期第二天起至实际交货之日止,月利息为月内月利率计算,月利息按月利率计算。
    

2。逾期-如甲方不履行本合同,乙方有权按下列条款履行本合同,甲方应承担违约责任。
    

(1)本合同终止时,甲方应向乙方支付乙方累计支付的违约金,乙方实际经济损失超过甲方支付的违约金时,实际经济损失与违约金的差额由甲方赔偿/(2)甲方应按累计支付金额向乙方支付违约金,乙方应继续支付履行本合同的违约金。
    

第九条产权登记协议
    

自乙方实际接管该房屋之日起,甲方应协助乙方在不动产产权登记机关规定的期限内向不动产产权登记机关办理权属登记手续。如因甲方原因导致乙方未能接管本合同,乙方在日内取得房地产权证的,乙方有权退房。甲方应自乙方要求退房之日起计算,乙方应在日内将乙方支付的款项退还乙方,并按%赔偿乙方损失。第十条甲方保证交易时该房屋不存在产权纠纷,并在交易前完成抵押、抵押债务、税金、租金等。交易完成后,甲方对上述事项承担全部责任。第十一条房屋所有权转让产生的土地增值税由甲方向国家缴纳,契税由乙方向国家缴纳;其他房屋交易产生的税费,除另有约定外,由甲、乙双方按政府规定另行缴纳。第十二条水费、电费、煤气费、物业费、采暖费等费用的交接日期为年、月、日。第十三条甲方声明和保证:甲方有权签署并能够履行本合同。
    

2。在签订本合同时,任何法院、仲裁机构、行政机关或监管机构均未作出足以对甲方履行本合同产生重大不利影响的判决、裁定、裁决或具体行政行为。

1。乙方有权签署并能够履行本合同。
